What Is a Surety Bond?

A surety bond is a financial guarantee that a business or contractor will fulfill contractual or legal obligations. Three parties are involved:

Principal
the contractor, developer, or business

Obligee
the project owner or authority 
requiring the bond

Surety
the insurer guaranteeing that the principal will fulfill their obligation

If the principal fails to meet their duties, the obligee can file a claim against the bond.
The surety then compensates the obligee and may seek reimbursement from the principal.
